New Roll Plant Facility

Hawkins Projects Ltd were appointed by Fine Lady Bakeries to deliver the major redevelopment and height extension of an existing 20,000 sq ft production building at their busy Banbury site. The project created a new state-of-the-art Roll Plant facility, raising the structure by 5.5 metres and transforming it into a modern, high-capacity food processing environment.

Delivered within a fully operational bakery, the works demanded precise planning, strict hygiene control and close coordination with Fine Lady Bakery’s team and multiple OEM machinery suppliers. Hawkins undertook significant structural alterations, including installing a new structural steel frame incorporating a large-span steel truss system to achieve the large-span floor and roof requirements. Completed full external cladding using the latest insulated wall and roof systems, and carefully formed openings in the existing structure to enable a secure structural connection between the new and existing buildings.

Once the main structure was complete and fully weathered, the team delivered a fully engineered mezzanine, cleanroom-type production spaces, new drainage systems and integrated service routes to suit the bakery’s advanced equipment.

Working alongside OEM suppliers, Hawkins provided essential M&E penetrations, all associated weathering and seal works, lighting, cabling coordination and specialist fireproofing, ensuring all machinery could be installed safely and efficiently. Additional works included a new purpose-built goods lift, new structural steel staircases, upgraded access routes and enhanced fire protection throughout the extended facility.
